Key terms in property data, lifecycle intelligence, and BrightCat delivery.

Address-Level Data
Data tied to a physical property address, not a person. BrightCat data is address-level — no PII.
Commercial Data
Sale and lease activity across commercial properties. Includes dual-listing detection for properties marketed for both simultaneously.
Persistent Property Identifier
A stable identifier BrightCat uses to track properties persistently across time, surviving relists, MLS number changes, and agent transitions. The foundation of lifecycle tracking.
Cumulative Days on Market
Total time a property has been listed across all cycles. Standard DOM resets on relist; cumulative DOM does not.
Dual-Listing Detection
Commercial intelligence identifying properties listed for both sale and lease at the same time. Used to infer transaction outcome from which track drops first.
DROPPED
Lifecycle status indicating a property that was listed in the previous weekly snapshot is no longer present in the current one.
HPI (Home Price Index)
BrightCat's price index built on the repeat-sales method. Measures price change on the same property across two verified sale events, not across different properties.
Investor Flag
Derived signal identifying properties sold to an investor, inferred from sale followed by rental listing within a short window.
Listing Lifecycle
The full observable sequence from first listing through sale, including price changes, status events, relists, and any prior listing history.
Listings Data
Active property records and lifecycle events. Includes new listings, price changes, status updates, and relists tracked weekly.
MCP (Model Context Protocol)
An AI query interface that allows language models and agents to query structured datasets directly via natural language.
NEW (lifecycle state)
Status indicating a property has appeared in a weekly snapshot for the first time, or returned after being absent long enough to qualify as fresh.
PreMover
A property observed entering an active move cycle. The earliest signal of household movement — derived from listing activity, not predicted.
PRICE_CHANGED
Lifecycle status indicating a property's asking price differs from the prior weekly snapshot.
Property Lifecycle
The complete history of a property as tracked by BrightCat: every listing, price change, status event, relist, and sale linked via BrightCat's proprietary property identifier.
RELISTED
Lifecycle status indicating a property has returned to market after a prior drop or sale. Distinguished from NEW by prior property-level history.
Relist Gap
The time between when a property drops off market and when it returns. Used as a factor in BrightCat's renovation signal detection at the property level.
Renovation Signal
Derived indicator that a property has likely been renovated. Inferred from property-level changes observed across listing cycles.
Rental Data
Unit-level rental listings tracked weekly across Canadian cities. Includes price changes, status, and week-over-week lifecycle events.
Repeat-Sale Pair
Two confirmed sale events on the same property at different points in time. The building block of the Home Price Index.
Snowflake Marketplace
Snowflake's public catalogue of data products. BrightCat datasets are published here for direct query inside the client's Snowflake environment.
Snowflake Secure Data Share
Direct data delivery into the client's Snowflake account without copy or ingestion. Updates propagate automatically.
SOLD (lifecycle state)
Lifecycle status indicating a property has a confirmed sold event in the weekly transaction file, linked back to its listing history.
Sold Data
Confirmed transaction outcomes. Actual sold prices recorded at closing, matched to the full listing lifecycle that preceded the sale.
STILL (lifecycle state)
Lifecycle status indicating a property is listed and unchanged from the prior weekly snapshot.
Transaction Signal
Commercial inference indicating the likely outcome of a dual-listed property based on dual-track listing behavior. Signals are inferred from listing patterns, not confirmed registry records.
Weekly Snapshot
A complete capture of all tracked properties and their current state, taken every week. The atomic unit of BrightCat's time-series data.
