BrightCat vs CREA

CREA aggregates listings. BrightCat tracks lifecycle.

CREA is the authoritative aggregator of Canadian MLS data through HCM. BrightCat operates a separate weekly pipeline capturing Canadian property lifecycle since 2014. Different categories. Different purposes. Most enterprise customers run both.

What BrightCat tracks weekly
5,978,973 residential · 875,288 rentals · 314,884 commercial
All under the same persistent property identifier. Since 2014. Every week.
The category difference

CREA and BrightCat are two different things. Both useful.

CREA — the Canadian Real Estate Association — represents Canadian real estate boards. It operates the MLS trademark and HCM, the data aggregation platform that consolidates listing inventory across member boards. CREA is the authoritative source for current Canadian MLS data and publishes the MLS® Home Price Index.

BrightCat is an independent weekly intelligence layer. We don't aggregate MLS boards. We capture Canadian property events — listings, price changes, relists, withdrawals, sales, rental conversions — and unify them under a persistent property identifier that survives MLS number changes.

A useful frame: CREA shows you what is listed today. BrightCat shows you what happened to every property across the last 600+ weeks.

Most enterprise customers using BrightCat already work with CREA-derived data. The two layers do different jobs.

  • You need the official MLS® Home Price Index
  • You're publishing market reports that cite official board metrics
  • You're a real estate board, brokerage, or REALTOR® member
  • You need board-authorized data flows for regulatory or franchise reporting
Choose BrightCat when
  • You need 12 years of weekly lifecycle, not just current snapshots
  • You're training AVMs, pre-mover, or risk models
  • You need a persistent identifier that survives MLS number changes
  • You're joining residential, sold, rental, and commercial in one query
  • You're delivering Canadian property data through Snowflake or MCP
  • You're an enterprise buyer (insurance, banking, telecom, government)
The honest answer

Most BrightCat enterprise customers also work with CREA-derived data. The two layers complement each other — CREA for authoritative MLS inventory, BrightCat for the lifecycle, history, and persistent identification underneath it.
